Fantastic five-star property with a detached annexe, sleeping up to eleven guests, situated just a short distance to a wide sandy beach close to the town of Filey on the North Yorkshire coast.

This well-presented property in the village of Primrose Valley is ideal for families, friends and their four-legged friends looking to spend quality time together. This expansive property allows guests to relax comfortably with plenty of space for everyone; with one ground floor bedroom and a separate annexe, it should suit everyone’s needs. Situated close to the beach and only three miles from the seaside resort of Filey, sandy paws are inevitable as you explore the coastal sights and smells. For competitive guests, there’s a games room in the annexe.

Wonderfully deceptive, this property is bigger than it first appears and views across fields to the beach accentuate the feeling of space. The lounge and snug, provide somewhere for everyone to spread out and children (young and old) will love the privacy of the snug. Everyone can reunite in the large, well-equipped kitchen/diner. There’s one ground-floor bedroom and three further bedrooms on the first floor; the views from the main suite’s balcony are fantastic. The annexe sleeps four further guests in two first-floor bedrooms above the games room. Outside, the patio garden has a gate which leads across fields to the beach.

Three miles away is the seaside resort of Filey with its beach and sand dunes offering fun for everyone. The Brigg at Filey, a peninsular offering wonderful views, is the start of the Cleveland Way: a trail that follows the coast to the resort of Scarborough (10 miles) and then skirts along the edge of the North York Moors National Park, offering plenty of opportunities for walkies. For something more adventurous, head to the Forestry Commissions Dalby Forest (20 miles) which provides acres of woodland smells for Fido and a range of activities for others.

it was absolutely fit for purpose for a family memory time. everything was super the bedrooms bathrooms kitchen with 11 chairs lounge suitable for 11 to watch a film, and a safe garden ready for Easter egg hunt and children to play safely.

This is a fantastic house located right on the sea front, a quick walk and your on the beach. Easy to get to with access to a great selection of pubs for meals etc. You can walk via the beach or drive via the roads to Filey. Free parking in Filey after 6pm with Tesco's having a 90 min stay time.

Very impressed with the property, it was clean and tidy throughout. All the group loved the place,the youngsters loved the pool table and the amount of space there was.It was lovely to be able to see Filey bay from the property and upstairs balcony. Despite a sign in kitchen that clearly stated stripping the beds was NOT required, we were fined for not doing so. As per holidaycottages.co.uk/holiday-charter we kept "the property clean and tidy and avoid[ed] leaving it in an unreasonable condition" (no breakages at all) and yet owners came up with a list of petty complaints to justify an unreasoRead morenable fine. Be warned, not enough seating in lounge nor space around dining table for 10 adults, let alone 11. Kitchen-diner too small for 10/11. Hide

The accommodation was perfect for our family unit. Our son and his daughters were comfortable in the annex while our daughter and her family fitted perfectly into the upstairs accommodation of the main house. That left the downstairs bedroom with en suite for us meaning we all had our own space. The pool room and games room meant that there was alwRead moreays to do but it was the location that we loved the most. Lovely house with plenty of room. Games room a bonus and also games tv with games was great. Great views with a nice walk down to a fantastic dog friendly beach. Good walk back up but worth it. Highly recommended.

We have just returned from a fabulous stay. The house is wonderful, spacious and comfortable, with plenty of dining space for everyone and the added extras of the games room in the main house and the annexe. The position so close to the sea and the holiday park were a real bonus. The back gate is a wonderful feature and we loved using that to take Read morethe dogs to the beach. An excellent house in a wonderful location just a few minutes walk from the beach. The house is spacious, very clean and well maintained providing suitable space for our two families. Sunnycliffe lived up to all our expectations. It is beautifully appointed and in a lovely peaceful location. There was plenty of room for eleven of us and Rachel couldn't have been more helpful. Very comfortable beds and lovely bedding. The dogs had a wonderful time too especially on the beach.

A one-off family holiday to celebrate my husband's 70th birthday, this was the perfect house for our extended family.
