This charming barn conversion is one of four set on a farmyard in the secluded village of Umberleigh. The property sleeps six guests and even welcomes along your furry companions, making this the perfect place for your next group gathering. The open-plan layout is ideal for relaxing altogether, whilst the communal games room will provide the evening entertainment. Places to visit close by include Saunton Sands (17 miles), Bideford (12.5 miles) and Barnstaple (8 miles).

The exposed wooden beams and stone walls really make this barn conversion stand out. With its high ceilings and French doors allowing for plenty of natural light, the open-plan lounge/kitchen/diner welcomes you inside. Prepare a loving meal whilst never having to leave the party, or easily grab some snacks from the cupboards before getting everyone together for a movie night on the comfortable corner sofa. On a warm evening head outside to the enclosed private patio area and share a bottle of wine as the sun sets before teaming up for a game of table football, pool or table tennis. Sip your morning coffee around the dining table or head outside to the shared garden area for a game of fetch before starting the day.

Umberleigh is a peaceful village offering a local pub and plenty of walking routes for you and your dogs. The train station, less than 0.5 miles away, will take you into Barnstaple or out to the cathedral city of Exeter for a day of shopping or relaxing down by the quay in one of its many pubs and restaurants. Head to the village of Instow (15 miles) for a spot of crabbing or stick throwing on the beach. In the summer months you can also take the ferry across to the lovely North Devon village, Appledore.

What a FAB space, slightly off the beaten track but a beautiful barn conversion with all the creature comforts you need, a home from home. Excellent 5 star accommodation in my opinion. FAB! Thoroughly recommend! We have two teenagers who were able to have their own rooms at The Root House, important for adult sanity among other considerations and tRead morewo pampered pooches who also had a great time. We loved our stay at the Root House, 4 adults, 2 older kids and 2 dogs all very comfortable. A great base for exploring North Devon with all the amenities you might need. Well be back!

Lovely barn conversion in a very peaceful setting . Beds comfortable and nice linen . Very relaxing week . We had an issue with the showers not always being hot which was a shame . Hannah who was house sitting while the owners were away was very pleasant and helpful but couldnt resolve the cold shower issue .

Root House was perfect for our 2 week holiday in Devon. Spacious bedrooms, with plenty of seating in the lounge area. Really liked the open plan layout and high ceilings, and the fenced off area at the front was very handy for the dog.

We have just returned form a really nice 4 night stay at Root House. Hannah is a great host, always within reach if we had any problems and happy to speak to us. The house was able to cope with 6 people very easily and is well equipped. We would consider staying there again when next holidaying in North Devon.

Lovely property but let down by a few small things. The mattress on the master bed was wearing out (or not good quality) - we could feel the springs and made both our backs ache. The kitchen needed a couple more saucepans and a working can opener! We loved the provision of the BBQ, the actual property was lovely and the fenced garden good too. BeauRead moretiful location. A very comfortable holiday home with everything you will need. We stayed as a family of 4 adults, a baby and 2 dogs. The accommodation is lovely and clean and in a good location. A good dog walk and we liked that the barn was totally enclosed for our doggies. We will definitely like to return.

Nice roomy cottage enough room for us 4 adults and three children. The children really enjoyed visiting the goats, sheep and chickens every day, and they liked the cinema/games room. Good location for visiting Woolacombe, Croyde and Saunton Sands, and we were lucky enough to catch the North Devon Show when we were there, good day out for all the faRead moremily. The outdoor furniture could do with a spruce up as the umberella had holes in it. Not sure about the electric reclining sofa for children. Hide
