Centrally located in the quaint coastal village of Instow, boasting a beautiful stretch of sandy beach along with a selection of small shops.  Take the seasonal passenger ferry across to the historic fishing village of Appledore or venture further afield and explore the many attractions North Devon has to offer including a range of surfing beaches, Tapeley Park, The Big Sheep, National Trust Arlington Court, Dartington Crystal, The Oldenburg for day trips to Lundy Island and much more. The famous Tarka Trail, just on the doorstep, is perfect for walkers and cyclists and follows the estuary towards Braunton.

Enter into your holiday accommodation which adjoins the owners' property via a side gateway. Step into the utility area, which is an ideal area for sandy shoes, coats and pets. Underfloor heating throughout the property ensures it's always comfortably warm. A step up leads you into the stylish kitchen/diner with electric oven and hob, microwave, and fridge. French doors open out onto the enclosed rear patio where you can enjoy al fresco dining on an evening. A spacious split-level shower room is also on the ground floor. A staircase leads up to a large split-level studio style room which has a double bed at one end and a stylish lounge area at the other, oak flooring, comfy sofas and well-placed lamps provide a relaxing vibe. The unique arched window overlooks the rooftops to the beach and estuary beyond, sit back and watch your favourite TV channel or a movie on the Smart TV/DVD.

Venturing outside there is an enclosed rear patio with small lawn area, garden furniture and charcoal BBQ. There is shared side access where you can store bikes, canoes and surfboards. Off-road parking for one car is available on the shared driveway.

Dogs are charged at £20 each per full or part week.

The cottage is in a wonderful location. Were in our seventies and found the property layout wasnt very good for us. E.g. having no upstairs loo and having to go downstairs for the loo in the middle of the night. Also, having to carry drinks upstairs. We felt the cottage was fairly well equipped. The owner was friendly and helpful.

Fantastic little cottage ideal for us 2 adults and 2 dogs. Literally 2 mins walk from dog friendly beach and dog friendly pubs. Instow Arms pub give out free dog biscuits. Cottage owners very welcoming. So peaceful in the garden.

location is fantastic with easy access to the beach. Very friendly owners who are happy to either have a chat and impart local information or leave you to your devices. Local pubs extremely friendly especially for the dog.

Superb location just a stones throw to the beach and the best eateries in Instow. We had our 2 small dogs with us and found the house ideal as the small entrance room allowed us to towel them off before going into the house. Its very quiet at night, havent listened to silence like that in a long time !
