Sniff out adventure from the comfort of this enchanting barn conversion at the heart of the Norfolk Broads, swapping the hustle and bustle of daily life for stick chasing, rabbit searching and waterside scampering. Characterised by timber beams, crackling fires and cosy sleeping spots, the property is an ideal sanctuary for groups of six humans along with a beloved hound.

Enter via the back of the property and leave your troubles at the door, stepping inside to marvel at the delightfully welcoming interior, vaulted ceilings and exposed brickwork. The open-plan living space has high-beamed ceilings and comfortable furniture, innovatively separated by a timber frame which stylishly divides the lounge/diner from the country cottage-style kitchen. Cook up a storm and gather the pack to feast like kings, slipping a few tasty morsels to Fido under the impressive table. At bedtime, you’ll be keen to soak your weary paws in the family bathroom, but the elegant master bedroom has a gorgeous four-poster bed and an en-suite shower room. The remaining bedrooms are equally as inviting, complete with ample space for a basket. Outside, the garden is safely enclosed for curious canines and features garden furniture and storage space.

Whether you are lured by the scenic walks and gentle waterways, or the promise of tempting tearooms and chocolate-box villages, the Norfolk Broads has something for everyone. Take to the water by boat to enjoy a unique perspective, discovering the mysterious dragon-related folklore surrounding Ludham 1 mile away, or admiring the resident wildlife at Ludham and Potter Heigham Marshes. The coast is within 9 miles, where you can spot seals at Horsey Beach from November to January. Be sure to keep your four-legged friend on a lead so as not to disturb newborn seal pups.

Very well equipped, warm and comfortable property. Lovely cosy, clean barn conversion, well equipped, wanting for nothing. Beautiful location, Norfolk is a gem. Lots of traditional pubs locally serving good food. Very friendly people. Hired a boat for the day and spent some magical time on the Broads. Will definitely return, for longer next time.

We had a lovely week away from home. The kitchen was really well equipped, beds were comfy. Lounge was fine for four but would struggle to seat 6 adults. We would recommend people plan well in advance of leaving home as most local activities are water based and were all booked up the week we were there.

Cottage was spacious and well presented, kitchen well equipped and useful to have a washing machine and dishwasher! Nice location, midway between Ludham and Potter Heigham, both good for walks or boat hire at Potter Heigham. Good beach at Sea Palling.

Beautiful setting, there is a wonderful communal recreation area for the children to play in as no dogs allowed. Wonderful walking area and close to the broads and the sea. Lots of good features but definitely set up for dog comfort not children as garden is all stones and slabs. Would say it is 3 star not 4

Good location for access to the Broads and beaches. Well equipped kitchen. Relatively spacious but needs a bit more comfortable furniture. Very responsive owners and good communication.

Fantastic well equipped cottage. We loved it. The owners definitely make you feel welcome upon arrival with the small touches. Great location for beaches (we had a warm week!) great location for Great Yarmouth and Wroxham too. Property had Wi-Fi so our children were happy.

Enjoyed the well equipped and comfortable cottage, location allowed us to visit the coast and explore local countryside- lots of wildlife and beautiful scenery. Modern kitchen and bathrooms made our stay relaxing and pleasant. Attention to detail was fantastic- local map, torch and binoculars.
