Rural country spot just 20 miles from the English/Scottish border, offering the ideal location for outdoor families to get together with room for the dogs to come along as well. 

This stunning farmhouse near Jedburgh is set in a secluded spot surrounded by acres of countryside perfect for long walks with your four-legged friend. Inside, it is beautifully furnished in a traditional style and has a fabulously large garden with a river nearby – ideal for fishing or paddling on warm days. Sleeping eight guests across four bedrooms, this is a truly idyllic place for a group of friends or a family and their canine companion to relax and enjoy the varied attractions of the Scottish Borders.

Inside, this picturesque farmhouse is just as you would expect, with relaxed decor in tasteful, neutral tones interspersed with splashes of colour. On your arrival, you will be welcomed by a bottle of wine and perhaps some local eggs or a cake from the thoughtful owner. The spacious, traditional kitchen with its large dining table is a wonderful place to sit and socialise, and your four-pawed pal will soon make the warm Aga his favourite spot for a snooze. In the evening, retreat to the large lounge, which, with its open fire and comfy sofas, will soon have everyone dozing off after a day out in the fresh air.

As well as plenty of lovely walks straight from the door, the farmhouse is well-placed to visit some of the many local historic towns and sights. Just 20 minutes' drive away are the impressive ruins of Jedburgh Abbey (8 miles). Enjoy a stroll around the abbey before heading into Jedburgh for lunch. Slightly further afield is the lovely town of Kelso (17 miles), home to the stunning Floors Castle and Gardens. Your canine companion will love a frolic around the extensive grounds and gardens of this elegant estate. Or, for a great family day out, nearby Harestanes Countryside Visitor Centre (5 miles) offers scenic walks, a play area for children, and a doggy-friendly cafe.

Belses Mill is a beautiful and very special place. The house is comfortable and warm; the rooms spacious and elegantly furnished with soft lighting throughout. It is extremely private and quiet, the only sound perhaps that of the distant hooting of the owls at night and the calming sound of fast running water from the river nearby. Stunning looking old farmhouse in a lovely remote location. So peaceful and quiet. We got a Tesco food delivery to the cottage which was great. Arga takes a bit of getting to. Owner was fantastic and very helpful before and during our holiday which was unfortunately cut short. The river whilst close by, the access is via a stile. We had a wonderful stay and the owner was very kind. Explored great Scottish border area its right next to a farm with horses with beautiful garden in front. We had all the amenities and facilities in the cottage as expected and owner was there to offer any help we needed. We would definitely recommend this cottage.

We love Belses Mill so much, we have been twice in 12 months. It is a welcoming home in the most serene setting. This is not a show home, it is a home to which we cannot wait to return. Nor is the location for those who want to be in the centre of everything. A beautiful farmhouse in the country. Very well catered for the house has everything you would need. The only suggestion I would make would be to check a map for its location before travelling as my SatNav got me almost there but it is a rural location and I was expecting that.

We loved our time at the cottage, its a picturesque holiday very remote and private. Somewhere to go to get away from it all. If you are looking for something shiny and modern this isn't for you it's a well lived in clean and tidy cottage and this is part of its charm. We truly enjoyed being at this property and although we had very fair weather, were pleased to see wet weather facilities, warm rooms, hot water and logs for the fire ... plus books and games, comfortable beds, bedding and towels, and space inside and out. Turn the AGA up to 3/4 on arrival, and you'll have a great time!

Fantastic farmhouse with a warm feel and lovely character. If you are looking to relax and get away from it all, this is the perfect spot! Secluded enough to feel like you are alone for miles, but close enough for a day trip to Edinburgh. Hosts were accommodating and quick to help with any issues that came up.

Gorgeous cottage, even better location - the peace and quiet are unparalleled. The nearby river was a particular hit with the dog, and hearing it babble from the back bedrooms at night was particularly charming. What a gem of a holiday we had at Belses Mill. The house and grounds are fabulous and the setting is jaw dropping stunning. It is very well appointed and the beds, pillows and linen are wonderfully comfortable. The kitchen is huge and learning to cook on the Aga was a lot of fun.
