With far-reaching views from an internal mezzanine deck above the kitchen-diner, this delightful character cottage with a contemporary twist sits within the pretty village of Instow. The coastal resort of Instow has an array of eateries and the glorious sandy beach sits just 1 mile away. The property is on a single-track road close to the village primary school with on-street parking nearby. 

The front door leads you into a spacious sitting room with timber beams, comfortable sofas, a Smart TV, and an inglenook fireplace with a wood burner, ideal for helping you warm up after walking one of the many surrounding footpaths. The living room leads through to a vaulted kitchen-dining space in a modern extension. A narrow spiral staircase takes you up to a mezzanine seating deck with extensive gable-end glazing offering even more extensive views. This deck is an optional extra for those comfortable with spiral stairs. The new extension is a light, airy open-plan space to prepare and enjoy convivial meals. Downstairs, there’s a WC and a utility room which can be gated off for muddy or sandy dogs. Double doors in the kitchen open onto the upper deck of an enclosed cottage garden, which has steps down to a modest lawn surrounded by flower beds. There is outside seating on the terrace and a small storage shed. The main staircase from the sitting room takes you to two charming bedrooms: a king-size bedroom a with vaulted ceiling, exposed A-frame beams and a feature chimney stack, and a twin room also with timber beams. Both bedrooms are at the front of the cottage, overlooking the lane. The characterful family bathroom has a free-standing bath and shower.

On-street parking is available nearby.  Other parking is on the road in front of the school.

Beautiful cottage - we absolutely loved the new renovation! We have stayed at this property 7 maybe 8 times now & couldn't fault it. The location is perfect - short walk to the beach & little shop. Spotlessly clean - great value for money - love everything about it!

Clean, comfortable cottage with fabulous views. Any visitors with mobility issues would struggle with the parking, usually at the bottom of a steep hill, and the stairs to the mezzanine.

Warm, welcoming, well equipped. We thoroughly enjoyed our stay at Inglenook Cottage. The Owners had thought of everything. Great beaches nearby, so very happy dogs. Would definitely recommend.

Gorgeous well equipped cottage in a beautiful location just outside Instow. Easy to walk into the village and perfect position to drive to some of the lovely north Devon beaches.

We are both in our eighties and although we found the interior of the cottage delightful and superbly equipped , the differing floor levels upstairs were a definite trip hazard as was the spiral staircase. Nice little old cottage, with beautiful views from the rear mezzanine level seating area. Parking was a little difficult at times as no dedicated area or space.

Beautiful cottage in a really tranquil area. Walking distance to the lovely seaside village of Instow with pubs and shops. Everything you could need for a shorter or longer stay and the cottage is very clean, with a lovely fire for the colder months.
