This superb, period-style house is set in stunning, scenic, Suffolk surroundings, and welcomes ten guests and a canine companion. Soak away in your own private hot tub in the large garden, curl up in front of the wood burner, or take some time out in the cosy snug of this wonderful and spacious property.

Set over three levels, this delightful home has plenty of room for all guests and combines characterful furnishings with stylish decor. On the ground floor, you will find a practical kitchen and a bright and airy lounge with plenty of space to sit and relax, watch TV, and let the dogs curl up in front of the warming wood burner. There is also a separate snug, which is great for the children of the group to choose their own TV shows to watch. An elegant and spacious dining room, and a family shower room completes the ground floor of the property. Upstairs on the first floor are three king-size bedrooms, one with an en-suite, a bunk bed room, and a family bathroom with roll-top bath. On the second floor is a fabulous twin bedroom and a play room containing a games console, TV and DVD player. Let the dogs sniff about on the lawn in the large garden, as you light up the BBQ and bubble away in the hot tub. The children of the group will enjoy playing on the trampoline and swing in the garden.

Set in a rural and tranquil spot in Bramfield, Suffolk, you will find plenty of walks to enjoy from the doorstep. There is also a lovely dog-friendly pub just 200 metres down the road. If you fancy a day beside the seaside, visit the fantastic Denes Beach (10 miles) or Dunwich Beach (8 miles). Alternatively, lead the way to adventure through the Suffolk Coast and Heaths Area of Outstanding Natural Beauty (2 miles) through heathland and along coastline.

House is in a lovely location with lots of outdoor activities to do. House was warm and clean and we thoroughly enjoyed our stay at The Manor House.

We very much enjoyed our week in this interesting house. There is much to do in the area and the trampoline and hot tub were welcome diversions at the house. We usually have a three generation family holiday in the summer but felt that this year our chosen house was less suited to the oldest generation.

Really lovely idiosyncratic old Manor House with many rooms, nooks and crannies. Well equipped kitchen etc and more generally for a large group. We (six adults and two kids) had a great weekend - the big trampoline in the garden was a huge hit with the two kids aged 4 and 5 and lots of toys in attic playroom (although precarious staircase up to it Read moremeant they needed constant supervision) was a real asset too. Hot tub was fun for all. Local pub has lots of craft beer and nice food, no shops in Bramfield but Tesco delivers! Hide

The Manor House provided a good space for what we wanted, plenty of socialising spaces, a dinner table to seat everyone and a large outdoor seating area to enjoy the sun. Sadly it was quiet shabby and worn. The hot tub had to be replaced on our first night so we lost it for the best of the weather. I'm giving the benefit of the doubt that this waRead mores unavoidable as I only heard from the company a couple of hours before we were due to check in. The kitchen was very well equipped and easy to use but generally grubby, every plate, glass etc had to be wiped before use and there was a constant ant presence on the worktops. The bedrooms were large but the beds universally uncomfortable. The three king beds were in rooms that were easy to access but the twin singles were up a very steep staircase and only one couple in our party were able to us it which worked out fine for us but may cause problems for other groups. realistically the Manor Houe sleeps 6 'mature' people or those with limited mobility. Great place for a family get together with lovely dining room, spacious lounge and snug, secure garden and plenty of bedrooms. Upstairs attic rooms up very steep stairs and transition from playroom to stairs not ideal, so children would need careful supervision (note there are child gates). Covered hot tub excellent and ample seating on patio.

Has the potential to be a really wonderful cottage, but the owner needs to make a number of small tweaks to make the stay to the level it can achieve and frankly, what I think the open market expects, at these prices.

This beautiful cottage is in a fantastic location we enjoyed day trips to the coast and explored charming nearby towns. While we experienced a couple of minor issues with the heating and hot tub, these were addressed promptly on the day we reported them. Overall,we had a lovely stay.

We wouldn't stay here again. It's a nice big property but overpriced. The hot tub wasn't especially clean and parts of the property weren't cleaned when we arrived (coffee machine, dishwasher filter). The little touches weren't there - not enough loo roll, dishwasher tablets, no firewood/option to buy firewood. We go away as a bit group for New YeaRead morer's every year and this was the most expensive place we've stayed but the worst property. Hide

Had a lovely stay and got to see a lot of people, the grandchildren and adults loved the hot tub. Christmas Decorations and wood burner made a good feel to the place. I was concerned about the stairs leading to the room in the loft so some of the children could not use the play room with out a adult.

This house was absolutely brilliant. There were 9 of us and the house suited our needs perfectly. The house was well maintained, really clean and about a 15 min drive from southwald. This property has potential as it has plenty of space but not of a high enough standard for the price . Needs a good deep clean and mice issue especially needs addressing. Location is good . Outdoor space is very good for older children but is on the main road through the village so smaller children need close supervision.

Wonderful quirky old Manor House in a lovely setting . a wonderful time with our grandchildren and enjoying lovely local beaches , A wonderful family meal in the local pub which is a two minute walk. Many happy hours playing in the garden and happy memories were made .
