Sitting within the owner’s picturesque farm within the Nidderdale Area of Outstanding Natural Beauty, this single-storey property is a wonderful retreat for families and friends with their four-pawed pals. Spend a day at Swinsty Reservoir (4 miles) and complete the walk stretching just over 3 miles, with the option to extend the trail deep into the countryside and woodland which will certainly get tails wagging.

The open-plan kitchen/living room/diner is filled with natural light from two large picture windows which frame the sights beyond and create a relaxing backdrop to family-time over dinner. Two sofas offer a place to sit and watch TV with Fido at your feet, whilst the kitchen is equipped with all of the modern conveniences you’ll need to prepare meals for breakfast, lunch and dinner. Two bedrooms make up the sleeping arrangements, the first being a thoughtfully furnished king-size room with characterful windows and an en-suite bathroom with a slipper bath for ultimate relaxation. Making this a perfect property for families, the second room comprises an en-suite king-size bed with an additional single bed. Outside, there is an enclosed garden where your pups can run and play whilst you cook up a feast on the BBQ or curl up in a blanket beside the flame effect heater. As the sun begins to set, the hot tub welcomes you in to warm up and soak up the natural beauty of this area.

Avid walkers will be in heaven on a stay in the Washburn Valley with endless trails to trek and places of historic interest to visit within 20 miles. Stainburn Forest, less than a mile away, is a haven for stick-loving dogs with ever-changing scenery that is particularly majestic in the autumn and spring seasons. Hike up Lippersley Pike (10 miles) for magnificent sweeping views over Blubberhouses Moor and continue over to Fewston and Swinsty Reservoirs to have a ball and soak up the scenery, or visit Harrogate (9 miles) for a day of dining and exploring at a gentler pace.

We loved our stay at the Washburn. It was spotless, a really good size for a weeks stay for two people and a little dog, and had a great well equipped kitchen. We loved all the thoughtful touches, and the hot tub cabin that Amanda made herself (!) is so cool - love the TV and disco light! Amanda herself is the best host - very generous and attentivRead moree without being overbearing and she ensured we had everything we needed for a great stay. The location is also fantastic for exploring the beautiful southern dales - we recommend Fountains Abbey, Bolton Abbey and Malham Cove in particular. And we could sit by the giant windows overlooking the beautiful surroundings forever. While the garden isnt securely enclosed as other reviews mention, it wasnt an issue for us and our dog - we just popped him on a lead to go for a wee. We had an incredible stay at The Washburn when we visited the area for our friends wedding. The property was meticulously clean, the views were stunning and the owner could not have been more helpful, accommodating and friendly. We will certainly be visiting again in the future and couldnt recommend it more highly.

Lovely setting; not ideal for dogs The location of the Washburn is lovely; very peaceful but with the convenience of good access to the Dales and towns, like Harrogate, close by. The property itself is well appointed. The bedrooms are a good size although one only has a bath with shower attachment rather than an overbath shower; towels have seenRead more better days and Id prefer a bath sheet to a bath towel. The living area is good but if 4 adults were staying here it would be a bit tight. The kitchen is well equipped although the frying pans need to be replaced and ideally upgraded to something better quality. The hot tub was great, particularly as it is heated on arrival and is entirely enclosed. All in all Id give the property 4 stars rather than the 5 that the agency has given. This is mainly due to the fairly minor issues highlighted and the fact that the property could do with a little attention internally (some of the paintwork, sealant in showers etc). The main issue for us was that it wasnt ideal for dogs as there isnt a dedicated enclosed garden for the property. The photos and description on the website are a bit misleading. The grassed area in front of the hot tub building is not a garden for the Washburn; in the pre-arrival information you are specifically told this is not part of the offer you have paid for and are asked not to let your dogs pee in this area so as not to damage the grass. This essentially makes this area out of bounds to dogs. The large grassed paddock shown in the photos is also out of bounds as it is now fenced off for the owners horses. There is a narrow grassed path running around the perimeter of this paddock that we were using for early morning and late night toilet runs. We always kept the dogs on leads and always picked up after them, leaving the bags in a discrete place for later collection and disposal (the bins are a decent walk away at the top of the drive). Midway through the week this area was also blocked off to us and the bags left at our door. No request to not allow dogs in this area and most importantly no offer of where we could allow our dogs to go. We felt this was a bit rude and it slightly soured our visit. All in all we had a pleasant trip and enjoyed the area, but prefer somewhere with a dedicated enclosed garden, or at least an area safe to use and let dogs off lead - we felt a bit short changed by the description on the website. Can recommend Sukhothai in Harrogate for Thai food; we ate here twice. Hide

Wonderful accommodation with a breath taking view. The cottage is clean and well equipped, and the beds are so comfy! There are countryside walks from the doorstep and nearby with the reservoir. A perfect base for exploring the surrounding area. Well presented, clean and comfortable. Superb views and nice walks from the door. Hot tub is a highlight! Bedrooms very spacious and and comfy, the cottage had everything we needed. I would say living area was a bit on the small side and parking a little tricky but we did have an enjoyable stay. Thank you.

What a Lovely place to stay. Really good base with lots to see and do locally. Hot tub a real treat and had the added bonus of being under cover. Owner really friendly and helpful with information and places to visit. We will definitely be visiting again!

Just a heads up to dog owners there is no enclosed garden (which it says there is) and dogs need to be on leads at all times at the location, thankfully there is plenty of brilliant off lead walking around

Lovely home, lovely host, great country surroundings. Perfect for short breaks to see Yorkshire Dales or longer breaks to use as base to explore Yorkshire as a whole. I'll add that of the 9 holiday homes I've stayed in with a hot tub featuring this was head and shoulders the best Tub!

Situated in the countryside with horses next door, forests walks etc we were happy to have stayed on Amandas property. It was very quiet, the house cozy and warm but also offered space to be outside when the sun came out. The hottub was very good and had speakers & live lights installed. I would come back here and would also recommend the place.

Cosy cottage with stunning views and a lovely front garden with a trickling water feature and a bench to sit in the sun (!) and look at the views across the valley. Very quiet with beautiful walking from the cottage and tucked in a peaceful valley. Hot tub a huge hit too!

We very much enjoyed our stay at Amanda's pretty cottage. The view from the living area windows, and the small garden, is stunning. The garden is beautifully landscaped and is a perfect place to enjoy an evening glass of wine. The furnishings in the (good-sized) bedrooms are particularly nice and include plenty of storage and wardrobe space. BathroRead moreoms are well-fitted and the kitchen well-equipped. Cottage is in a good location for visiting all the local attractions along with a visit to the Emmerdale set! There is no secure garden for dogs but there is currently a 5 acre field to walk the dogs in. We didnt use the hot tub so cant comment.

We enjoyed our stay immensely at The Washburn. We enjoyed the hot tub. We particularly enjoyed sitting outside listening to the stream and looking at the scenery which is glorious. The table in the kitchen was fantastic as we could look out across the pasture and see the view, it extends as well. Very well appointed, well equipped, very clean and well maintained. Very quiet. Comfortable beds. The hot tub and its separate room is excellent. Parking for more than one car might be a bit restricted. We had a very enjoyable and relaxing week here and the location was ideal for our local touring purposes.
