  • A great base for exploring the whole of the Norfolk area and the Norfolk broads
Property code: OC-COAN8

Full of rustic charm and character, this Grade II listed barn conversion situated in the quiet village of Mulbarton is a delightful retreat with a romantic feel. The beamed ceilings, huge feature fireplace, and galleried landing all add to the authentic country atmosphere of the property, whilst the location overlooking the 55-acre village common is equally idyllic.

The quintessential country cottage, this barn conversion is absolutely full of original features which make it a dreamy place to stay alongside your dogs. The lounge is every bit as cosy as you would imagine, with comfy furnishings, a large feature fireplace, and an electric coal-effect fire. The master bedroom, a double, is also located on the first floor, as is the bathroom, whilst the twin room is upstairs and accessed via open-tread wooden stairs. Please be aware that care should be taken on the stairs and galleried area, particularly with children, and that due to the style and period of the cottage there are some sloping ceilings, and therefore reduced head height in some areas.

Step directly from this cottage, past the owner’s vintage car restoration business, and directly onto the village’s huge common. This fantastic area is perfect for walking dogs but is equally attractive to two-legged guests, especially little ones who will delight in a visit to the playground and feeding the ducks on the pond. The village pub is just a couple of hundred metres from the property and offers an excellent menu of locally-sourced food. Head 16 miles away to find the picturesque waterways of the Norfolk Broads, which are ideal for those who are new to boating as there are no locks at all, making it an easy and enjoyable trip for first-timers.

So spacious and comfortable and had everything we needed, with all the wonderful quaint character and charm of both the building and its setting. Situated next to a huge common which the dog thoroughly enjoyed, and pub, shop, club and takeaways all within walking distance. We thoroughly enjoyed this relaxing haven.

I would have to agree with these two past guests. Could be so much better than it is, fantastic old building badly in need of a update.Chris, 5th April 2025 Improvements could be made Ryan, 20th July 2024 Although reasonable in price, we would have sooner paid a little more for something less musty. The property really does need updating. The stairRead mores were tricky to negotiate, especially for our dog and would be for those who even have mild mobility issues. The owner was responsive to any issues Hide

The cottage was in a great location for exploring Norfolk, it is a lovely village. The owners were very responsive in dealing with any issues that arose. The steps from the kitchen to the living room are very difficult for anyone with mobility issues.
