Located on the fringes of the Lincolnshire Wolds, this is the perfect hideaway for a small family or group of friends. Ideal for walks in the countryside and at the coast, it has a gorgeous garden where pets and their people can unwind, while a wood burner inside will warm paws and toes in winter.

Step through the spacious hallway - two steps down lead into a delightful lounge with a high vaulted ceiling and stunning views over Mill Stream. The light-filled adjacent dining area has waterside views and French doors lead to an outdoor seating and BBQ area, perfect for al fresco dining. On cooler evenings you can light the wood burner as you relax in front of the Smart TV, or cook up a feast in the country-style kitchen. A smart bathroom serves both the double and single bedrooms – the single bed incorporates an additional trundle bed which would comfortably accommodate a fourth guest if required. Outside, the garden is fully enclosed with decking overlooking the passing stream – keep a lookout for the resident kingfisher!

The village of Legbourne is just 3.5 miles from Louth, a bustling market town that’s popular with foodies, while for walkers, the Wolds are a top doggie destination, their rolling hills and hidden valleys full of footpaths and bridleways. Home to some of the greatest traditional seaside resorts in the country – come rain or shine, entertainment is never in short supply – the sheer length of the Lincolnshire coastline is great for walks and nature-watching too. Just 12 miles from your doorstep, Mablethorpe has a 2-mile golden beach well worth a visit; summer-season restrictions apply on the busiest section but stroll along the prom to the quieter areas at each end, and Fido can enjoy the sand and surf freely.

The cottage was very comfortable, and we had everything we needed. We stayed at the end of March, and the cottage was warm enough for us. The garden was fully enclosed which meant that we could let Pickle, our Norfolk Terrier, run around unsupervised as he couldn't escape! The Royal Oak hotel and the associated pub, The Splash, were only a short waRead morelk away: we ate there a few times, and highly recommend it.Parking was easy (we have a Ford Kuga, a bit too big to get inside, but parking on the road was no problem. We were in a good location, with Louth and Lincoln being worth visiting, and the village is a nice place to stroll around. Legbourne Wood is about 10 minutes walk beyond the Royal Oak, and well worth a visit, especially with an active dog. The area is very quiet, a welcome change from the city we lived in. We had a lovely break, and strongly recommend The Barn by the Stream. Hide

As my sister said upon arriving "this property has restored my faith in holiday rentals". After the last 3 holidays being spoilt by dirty, badly equipped properties, this came as a breath of fresh air.

We enjoyed a 3 night stay at the Barn by the Stream in October and found the cottage comfortable and lovely and warm on the cooler evenings. The local walks were great and we visited the nature reserves on the coast which were only a short drive away. Lovely place to stay, large and roomy, high quality furnishings, ideal for dogs and small children as all enclosed, village is really nice, lovely short walk along the stream to the Spash pub which serves great food (huge portions), small play area for children, would definitely stay again, ideal location. Wonderful place to stay with lovely dog walks direct from the Barn for early morning/evening. The village store seems tiny but manages to stock everything!! I'd recommend Huttoft Beach (30 mins away) - wide open, very clean and just great for young families and dogs

A lovely little cottage in a quiet location. A real feeling of 'space' because of the layout. Lovely to have the water element. Very well presented and equipped. Great little well stocked shop in walking distance and walk to the end of the lane and then along the stream to the Royal Oak pub (the Splash) which is worth the pleasant 10 minute walk. IRead morenteresting towns and villages nearby and a couple of National Trust and English Heritage sites a short drive. Would certainly consider staying again. Hide

We were really happy with everything, the cleanliness was superb, the beds were comfortable, the kitchen was well equipped. Safe enclosed garden for our dog. Great location. The barn was exceptionally clean and beautifully presented and was a perfect getaway. It was lovely sitting outside with a morning coffee watching the wildlife in the stream. The property is situated in a wonderful location with a great view of the stream from the decking. It#s a short walk to the local pub and very close to Louth which is a good place to visit with lots of interesting individual shops and places to eat. A great conversion, a beautiful setting on the mill pond/stream stunningly lit up at night. Easy walk to the local pub and the village shop, which has a great selection of essentials. Perfectly situated between the coast and the market towns. I'd definitely stay again.

Another lovely stay at the barn by the stream. Home away from home. Better than our home actually as it suits us all to be on one level! Everything catered for and hubby has fell in love with the dishwasher as its all manual at home. A slight glitch with the WiFi was immediately addressed and fixed by Amanda. The cottage was very clean and comfortable and the service from the owner was brilliant we had problems with the door lock and could not turn the key within 10 minites of ringing the owner the caretaker was there with a new key and he stayed until he was sure we could get in and out ok . What a lovely comfortable cottage in an idyllic location for humans and their four legged friends amidst nature. A real oasis of calm. The outside area is lovely and totally enclosed - great if your dog is an escape artist!! The cottage is very accessible for those with mobility issues. The location is beautiful and peaceful. The peace was broken occasionally by shrieking children in the hot tub in the adjoining property but apart from this it was fine. Like other people have said it feels private despite being part of a complex of buildings. The Barn is really well equipped with everything you need for cooking and eating. The Barn by the Stream is fab accommodation which is difficult to criticise. From a personal point of view, we would have preferred a firmer mattress and are used to a bigger double bed. The outside chairs could have been a little more comfortable too. However, we really enjoyed our stay and wouldn't hesitate to recommend to others.
