Characterful and full of charm, this Grade II-listed Lakeland cottage nestles in the pretty village of Hawkshead and sleeps up to ten guests, offering the perfect retreat for families and friends exploring the Lake District together. Hawkshead is a brilliant base for walkers and cyclists of all ages and abilities – you can set off straight from the front door. Lace up your hiking boots for Tarn Hows (3 miles), one of the prettiest loops in the Lakes, or climb Latterbarrow (1.5 miles) for scenes that always make the camera come out. If you've brought your bikes, Grizedale Forest is just 2 miles away and boasts miles of tracks. If you fancy something gentler, mosey around Hill Top (2.5 miles) in Near Sawrey to step into Beatrix Potter's world. Ambleside is only 6 miles away, with cafes, cosy pubs, independent shopping, and Windermere boat trips.

Make your way through the rose-clad porch and into the Georgian sitting room, where an inglenook fireplace houses a wood burner, inviting you to unwind, flick on the Smart TV or simply take in the pretty garden views. For more relaxation and space for the group to spread out, a separate Tudor-style sitting room features another wood burner and a Smart TV. The whitewashed kitchen is spacious and well-appointed, offering everything needed for the chosen chef of the group to cook up Lakeland breakfasts and celebratory dinners. Setting the scene for family feasts, the characterful dining room boasts a long wooden table set beneath exposed oak beams. When it's time to call it a night, five restful bedrooms are spread across the house. On the ground floor, you'll find a twin bedroom with an en-suite shower room, while the half landing plays host to a king-size bedroom and a super-king-size bedroom that can convert to a twin room on request. Up on the first floor, there is a super-king-size bedroom with an en-suite shower room, and another flexible super-king-size that converts to a twin on request. Serving the bedrooms are a lavish family bathroom and a separate shower room.

Step outside into the well-tended cottage garden, which boasts beautiful blooms throughout the year. Enjoy exploring the orchard and take in the wonderful views of Claife Heights. The garden has large areas of manicured lawns, and outdoor furniture is provided for al fresco dining. Completing the property, and making arrivals and day trips easy, you'll also find private parking for three cars.

6 of us (multi generational) spread out around this beautiful house and really relaxed. It's in such a fantastic location, quiet sleep, walks from the house and lovely Hawkshead just a stones throw for shops and pubs. Drawbacks would be for those with small kids, or mobility issues, the dining room is completely separate from the kitchen with no Read moretable in the kitchen so you have to go up three stairs to get a table to eat at. Wear slippers. It's a stunning old house and with it comes floorboards with nails and splinters. Wear slippers or thick socks to protect your feet. Be aware the flat upstairs is hired out separately. This is more a concern for the people hiring the flat to be honest. But yes, you aren't alone, although this doesn't have any effect on the enjoyment of the house. The regular door is actually at the back of the house where you park so boots and coats racks at front door a little useless but we worked it out. To the owners, any chance of a door mat at the kitchen door? Hard when unpackingnot to tread the wet inside and took ages to dry. Maybe a washable rag rug or something? I visted the lakes with my family three sons , My Daughter -in-law , and my two Grandsons.. I wanted to make some happy memories with them after years of myself being unwell. We didn't want to leave. This cottage is home from home and then some. The location is perfect for walking , with the village only a few minutes stroll away, without going on the road.

A beautiful house in a wonderful peaceful location - close enough to the main sights without the overwhelming busy-ness of Grasmere/Ambleside. The house was clean and beautifully decorated, with a historic but cosy feeling. Lovely welcome pack of various relishes and jams too.
