This superb, semi-detached house enjoys an enviable position within the quaint (and hilly!) hamlet of Troutbeck, perched at the top of the hill to take full advantage of the breathtaking views across the valley towards Lake Windermere. With two king-size bedrooms, it's ideal for one or two couples, or perhaps a small family. Troutbeck is home to two popular pubs, and lies in a fabulous position for exploring the spectacular landscapes of the Lake District National Park, including Wansfell Pike and Troutbeck Tongue, both accessible from your door. The busier resorts of Windemere, Ambleside and Bowness are all less than 5 miles away, offering the chance for scenic cruises, visiting a Roman fort or admiring incredible waterfalls. For adventure-seekers, Zip World Windermere is 2.5 miles away, while if you prefer a more sedate day out you could visit Blackwell, the Arts & Crafts House, 6 miles away.

Stylish, comfortable and welcoming, the house has a reverse-level layout to make the most of its superb views. From the parking area, a flight of slate steps (of different sizes) takes you to the patio and entrance porch. The large hallway has plenty of storage space for all your coats and gear, with extra hanging space in the boiler room, where there is also a washing machine tucked away. Two beautiful king-size bedrooms occupy the ground floor, one with doors leading out onto the patio. Both bedrooms enjoy a sleek, en-suite bathroom, with a powerful shower over the bath and WC. Head up the stairs to the first-floor, open-plan living space, where you're greeted by two large windows which frame the amazing views towards the lake and fells beyond. The comfortable sofas and chairs are arranged around a flame-effect electric fire and a TV, the contemporary styling complementing the rugged exposed beams. There's a relaxed dining area off the lounge and, to the other side, a bright, modern kitchen with plenty of work space and appliances.

The spacious garden (at ground level) is mostly laid to lawn and also includes a large, suntrap patio, furnished for everyone to spread out and relax. At the side of the cottage, private parking for two cars is available.

We enjoyed a very comfortable stay. The cottage had everything we needed and was very peaceful. Offered lovely views over to Windermere. Lots of birds including two owls talking to each other most evenings! If you have a dog do note that the garden is not completely enclosed because o f the steps up to the parking area. Its location in the villaRead morege meant that we had lots of walks from the door and there were two pubs and a tea shop in walking distance too! The top of the drive is very bumpy so you need to go carefully. We would definitely come again - though we think it might be up for sale? Hide

We've had a lovely week here in this cosy house. We loved visiting the nearby Hill Top & finding out about Beatrix Potter's remarkable life. The Arlo crofts were also very unexpected but we did enjoy a wander into the woods. The views from the window in the little bedroom are so relaxing and the walk down is lovely. Aire Force is a rather magical pRead morelace which we loved. Whinlatter to Braithwaite on the way up in a storm was dramatic as was our walk in Grasmere valley in strong winds. This is our second stay at Hill Top. The house is superb. We came last and could explore XC from here. The weather has been changeable, sunny (the best), wind and rain. The cottage has lots of places to relax and lots of places to explore. We have been lucky to have the Queen's Head just down the road and the Mortal Man ten minutes walk from the hoRead moreuse. In Ambleside and Windermere we like visiting the church which has a superb stained glass window which is beautiful. The walk from the house up Troutbeck Valley is lovely. Beautiful setting, surrounded by some amazing views. Great access into Fells and local walks. Pubs within walking distance, the Queen's Head was our fav. The property was clean & organised with a garden big enough for children to play in.

We have had a lovely walking time at Troutbeck and had a staying time at Hilltop Cottage. Very homely and welcoming. The views are stunning. It felt like most of the time we were staring out the window because it looked beautiful. Your notes in your book were helpful. The Queen's Head is just down the road. You could walk, but the hill is steep so Read morewe didn't. The food was lovely + doggy friendly too. We also enjoyed the Mortal Man, but the hill was too steep for us to walk, so we drove. We also went to Ambleside, it was very busy + lots of fun shops to explore. We recommend Grasmere and Windermere are great places to sightsee. The weather has been Cupcake Time. Wow! What a destination venue. Location perfect with stunning views. The house is so well appointed that we couldn't think of anything that was missing. Action packed with fun, film, walking and wetness. Despite the rain, the most perfect drying room saved the day. We drive south with great reluctance.

We have had a wonderful few days in this lovely cottage, the weather has been very good to us and we have managed some walks with out getting to wet in the few showers we had. We have eaten at The Mortal Man and The Queens Head both very good. Queens Head is lovely inside and worth the steep climb back up the hill! What an absolutely beautiful cottage with amazing views. We have never stayed in a nicer accommodation. Despite the awful weather we had a fabulous holiday here in the Lake District and would definitely recommend your property to others. Meal at The Mortal Man was excellent on evening.
