Tucked in perfect seclusion in the Cornish countryside just 5.5 miles from St Austell, this charming stone cottage is packed with character. Ideal for family escapes, the property provides cosy sleeping spots for four humans and an accompanying hound, and the owners have even provided a thoughtful welcome pack for your stay.

Featuring vaulted ceilings and gorgeous views from the windows; the open-plan lounge/kitchen/diner is a haven for relaxing. Tantalise your taste buds with fresh local ingredients, transforming them into delicious meals in the country cottage-style kitchen. At bedtime, pad along the hallway to the ground-floor bedroom to discover an attractive double with a handy en-suite shower room. The second bedroom is a delightful twin zip-and-link on the lower-ground floor, where you’ll also find a gorgeous bathroom, and an additional snug room complete with sofas and an extra TV/DVD. Outside, the walled terrace provides a tranquil spot for your morning coffee whilst Rover has a ball on the lawn. You are welcome to explore the owner’s grounds, accessing a plethora of walks across sweeping countryside and bubbling streams.

Don your walking boots and embark on a day of adventures, spotting the resident wildlife along the nearby River Fal, or hopping in the car to investigate the surrounding towns and villages. St Austell, 5.5 miles away, has an abundance of shops to peruse alongside the iconic Eden Project, just 6 miles out of town. Waggy-tailed visitors aren’t allowed in the main biomes, but there are lots of outdoor gardens for them to sniff out. Your tufty-pawed pal is also welcome at the Lost Gardens of Heligan, an intriguing place to spend the day, 6 miles away. Landlubbers and sea dogs will relish the chance to frolic in the waves of dog-friendly Mevagissey Beach, 9 miles away.

This is a lovely place to stay. The location is perfect to visit various parts of Cornwall, or if you prefer there is plenty locally to enjoy, and plenty of nice walks nearby. It is extremely quiet and peaceful and we saw a variety of wildlife during our stay. Especially pleased to see bats, a barn owl and some hares. The Corn Mill and Bay Tree Cottage are like a home from home for us, as we have been visiting since our son was 9 - he is now 31! A lovely peaceful base, excellently placed for us to visit all our favourites in Cornwall. The owners are extremely friendly and helpful.

Thoroughly enjoyed our stay as usual. The Corn Mill is cosy, comfortable and well equipped. Set in a peaceful central location, yet with easy access to both the north and south coast. This was our third stay at Spring Farm this year, already booked for next year.

Excellent cottage with all necessary amenities, including Wifi. Ample room for two cars to park. The owners greeted us and gave us a quick tour of the cottage when we arrived and were very friendly and helpful, they even encouraged us to take home apples from their trees. Despite the awful weather we had a lovely holiday, and used the cottage as a Read morebase to travel around the county. Hide

Lovely peaceful location with thoughtful walks around the grounds, our dog loved it. It has a partial enclosed garden, but the patio and garden are huge so if you don't have a dog that wanders off it's excellent. Mary and Keith were lovely hosts. Keith and Mary are very friendly and happy to answer questions about their lovely farm, so very peaceful and quiet, we loved it. Property gorgeous, so much room to spread out. In a rural part of Cornwall but accessible to all major visitor attractions. Peaceful. Well appointed with accessible bedroom and shower on the ground floor. Second time visiting this lovely property and it did not disappoint! Property was as new looking as it did several years ago and immaculately clean. Had an issue with the toaster not working properly and we were given a brand new one the same day. Will definitely be back to this property.

This was a lovely place to stay. We felt very welcomed. The location was ideal for us, far enough away from the hurly burly to be very relaxing, but within reach of many places we wanted to visit. This, our second visit, to the Corn Mill was just as delightful as the first. It is beautifully decorated and very comfortable. Situated among attractive gardens and fields the peaceful surroundings are very restorative. Dr and Mrs Round are welcoming hosts.

We have been staying at Spring Farm (Bay Tree Farmhouse and the Corn Mill) for the last 20 years, and intend to keep coming back! Both the farmhouse and the smaller Corn Mill are very comfortable, and ideally placed to visit all our favourite places in the county, including a number of National Trust properties.
