Set in the quiet village of Titchwell in North Norfolk, this traditional brick and flint cottage sleeps four guests and two hounds. You’re just a mile from the beach and the RSPB Titchwell Marsh nature reserve is within walking distance, a wonderful spot with diverse habitats and abundant wildlife. There’s also a pub, restaurants and a shop nearby (within 1.5 miles). Street parking is available opposite the property, or at the nearby hotel car park.

Step inside this beautiful cottage where you’re immediately drawn to the open-plan living room and dining area, offering contemporary country-style interiors in sandy hues. Relaxation is easy with the two squishy sofas, elegant fabrics, and a warming wood burner. Rustle up family meals in the well-equipped kitchen and unwind after dinner by the TV and DVD in the living room. There’s a stylish bathroom on the ground floor, and a flight of cottage-style stairs leading up to two cosy bedrooms with garden views. Enjoy morning coffee on the sunny patio, while your four-legged friends bound about in the enclosed lawn garden, all set for a brand-new day of adventures.

Head to the local nature reserve where dogs are welcome along the west bank; this diverse habitat attracts a variety of birds including avocets to its reedbeds, saltmarsh and freshwater lagoons. Enjoy spectacular sunsets in popular Hunstanton (6 miles) which has a sea life centre where you can see seals swimming underwater - there are some summer restrictions here for canines so pup pals may favour Old Hunstanton’s sandy beach (5.5 miles). Discerning hounds may beg to visit Burnham Market (5.5 miles) for its chic shops and foodie delights, while history-lovers should explore Burnham Overy Staithe (6.5 miles) for its landmark windmill, abundant wildlife, and coastal views.

Lovely cottage and garden spaces with multiple sitting/eating options. Very comfortable beds, very well-equipped throughout and surprisingly quiet at night, even though on the main road. Lovely cottage, very well decorated, warm and comfortable. The parking and access to the property from the back away from the main road is a bonus. Great to have an enclosed and safe back garden. The cottage is in a great location for visiting the Norfolk coast.

Brilliant location for bird watching in the north Norfolk coast with RSPB Titchwell marsh just across the road. Very comfortable cottage with good quality furniture especially good mattress on the kingsize bed.

Great location close to the marshes, so great for birdwatchers and walkers, with easy access to the coast. Lots of other locations to visit on this stretch of coast. House was cosy, spotless and tastefully appointed and the kitchen very well equipped. Will definitely try to come back for another stay. As nature watchers Titchwell Marsh reserve has Read morenon-stop wildlife, well worth a visit with very helpful staff. Hide

The Roost was perfect- and plenty of space for our family of two- though four would have been v comfortable too. Big bathroom- and stairs while steep not narrow for Norfolk! Lovely touches of extra blankets and welcoming bits and bobs, (biscuits and beverages); wouldnt have been starving if had arrived late, thank you! Excellent location for TitchwRead moreell Marsh (we walked) and a Briarfields great for lunch quick walking distance too. The cottage kept its warmth, cosey to come back too! Hide

Although the cottage is not located in the middle of a village it is close to everything that you need (shops) and close to great locations for walks, coast, etc. The information pack/file was very useful.

The Roost is a fantastic holiday cottage we thoroughly enjoyed our stay. Its a well equipped cottage with everything needed for a weeks stay. Great kitchen with a lovely coffee maker and great to have a dishwasher and a proper full sized fridge freezer. The garden is excellent size with a lovely dining space next to the kitchen and a great bigger eRead morenclosed lawned area with more seating to relax as the sun goes down. A lovely cottage that was spotless, well equipped and very comfortable, especially the bed. It is very well located for visiting the area and a fully enclosed rear garden for the dog. While it is right next to the coastal road we didn't find the traffic too intrusive. We had an excellent holiday at the Roost , it is a really well appointed house , exceptionally ..well equipped and easily comfortable for four adults. Located opposite the RSPB reserve it is in easy visiting distance of the North Norfolk villages and the west coast sites like Hunstanton and Snettersham. The instructions left by the owners were compRead morerehensive and helpful and when we found we had no hot water one day it was sorted promptly by the owner with a simple telephone call. A very clean, comfortable and well equipped cottage with great off road parking and ideally situated for Titchwell. The garden area is quite big and the entire length is illuminated at night by motion detecting lights which is helpful. The heating is very responsive and controllable, the stairs although steep and twisty have sturdy hand grips and sRead moreafety lighting. Traffic noise is much reduced at night. Do not hesitate to book this cottage. Absolutely fabulous caring owners who could not have made us more welcome. You are immediately swept off your feet with this true Norfolk cottage you enter. It could not have been placed better with views over open farmland to the back and unbelievably beautiful views to the front over the salt marshes and RSPBRead more nature reserve to the front with distant sea views. We spent Christmas and New Year at The Roost. It was the perfect cosy cottage with a lovely atmosphere. The area is a particularly picturesque part of Norfolk and the location gives choice of beaches and pubs!

A lovely comfortable place to stay and a great base for exploring the region. Some great pubs around for dining out and the local beaches are huge. Parking at rear of the property is a bonus but be careful when pulling out onto the A139. Perfect place for the two of us but could easily accommodate four.
