This impressive farmhouse sits in a peaceful corner of a working arable and livestock farm 20 miles north of the England-Scotland border. With room for up to 18 guests and heated kennels for your pets, it’s a brilliant choice for big gatherings with family and friends.

On arrival, step inside via the handy hallway and boot room, a great spot for wiping muddy paws after a day out. On the ground floor is a shower room, a WC, a utility cupboard and a drying room, plus a games room with a bar area and a full-size snooker table for relaxed evenings in. Upstairs, the main open-plan lounge, kitchen and dining space is bright and airy, with high ceilings, comfy seating and big windows overlooking the countryside. Five en-suite bedrooms sit off this level: one king-size and four super-king-size rooms that can be made into twins. A few steps lead down to a second lounge/diner with a wood burner, Smart TV and another dining table, and from here a staircase takes you to four more super-king-size bedrooms, three of which can also be twins. Outside, dogs will love the fully enclosed front courtyard, which also includes secure storage for outdoor gear. Around the back, a raised deck with seating, a BBQ and a fire pit overlooking countryside, with steps down to a lawned orchard garden where you can pick herbs and fruit in high season. There’s covered parking for eight cars plus space for a further ten or 12 in the courtyard.

Set between Earlston (4.5 miles) and Lauder (6.5 miles) for days out, ensure you visit Lauder’s lovely Thirlestane Castle, with dogs welcome in the grounds. Melrose (10 miles) has lively events, historic sights and riverside walks – its open-air abbey ruins are wonderful for pup pals to sniff around.

We had a wonderful family break, spending quality time with our loved ones. We honestly could not fault the place. The comfort and amenities were excellent.
