Enjoy a special gathering of friends or family in this spacious house with a huge garden and a games room. In a quiet location surrounded by beautiful countryside, it is perfectly placed for exploring South Cumbria and the Lake District.

Five stone steps lead to the front door of this impressive, whitewashed cottage. Inside, the airy lounge consists of two seating spaces, one gathered around the wood burner and Smart TV and another, smaller area that’s a great option for board games or reading. The large kitchen is open-plan to the dining area in the bay window, making this a sociable place for preparing and sharing meals. Four of the five bedrooms are on the ground floor, overlooking the garden. One of the double rooms has an en-suite bathroom and French doors opening onto a peaceful courtyard, and the other has an en-suite shower room. The two zip-and-link twin rooms (which can be joined to create two king beds on request) share a family bathroom. Upstairs, the king-size bedroom boasts a Juliet balcony and stylish en-suite bathroom. Also on the first floor, there’s is a fabulous games room where you can play pool or table football, or sit back and watch TV. The garden boasts mature trees, a stream, an extensive lawn (sure to set tails wagging) and a patio with tables and chairs.

The National Trust’s Fell Foot (8.5 miles), at the southern tip of Windermere, is a lakeshore park with stunning mountain views and space for walks, games, picnics, swimming and boating. Four-legged friends are welcome on the lead in most spaces. Head to Bigland Barrow (10.5 miles) on the edge of Windermere for beautiful walks through woodland and fells, or explore the 1,600-acre estate at Sizergh, where a 3-mile circular route takes you through historic parkland and ancient woodlands to wetland which is a haven for birds.

Perfect cottage for a large family gathering especially the mix of parents, grandparents and children that we had. Lots of space, including storage space, really well organised but not over-fussy - all the equipment needed for a self-catering holiday and all of high quality, with the extra bonus of excellent pool and football tables. Great garden, Read moreand superb bicycle rides from the front door, of all distances and terrains. And this is all before you have days away from the immediate area, with lots of family choices within easy distances. First class holiday - helped by sunshine for Easter week. Hide

The cottage was well equipped, spacious and great for a group get together. The games room was fun especially in poor weather. We went for my 60th birthday with family of all ages and had a great time. Plenty of space for everyone to do their own thing.

We had an amazing time at Rockwood during the Christmas week. The location was great and just enough off the beaten track but also close enough to local amenities and the lakes generally. The house was very well appointed and equipped and the garden was amazing which our dogs loved. The games room was a bonus with pool and table football.

We had a wonderful few days at this comfortable, well equipped cottage. The owner had made sure it was beautifully warm on our arrival. The kitchen was well equipped and roomy. We had a lovely family break for a long weekend at Rockwood. We were 10 adults and the cottage had plenty of everything in the kitchen. Beds were comfy and the games room brought lots of fierce pool competitions. Garden would be lovely in the summer and there were great walks around for the dog. Handy location for everywhere in the South lakes.
