Lovely cottage, great location, very well appointed, shame pool table was out of use and access onto the lake was not permitted.

A lovely place, great kitchen facilities and a tremendous garden with trampoline and football pitch, which the children loved. Excellent bedrooms and showers too.

We recently stayed at Loke Cottage and, overall, found it to be a spacious and charming property with plenty of potential for a comfortable group holiday. There were many things we genuinely enjoyed, along with a few areas where future guests might appreciate clearer information or some thoughtful updates. What We Loved Well-equipped kitchen:Read more The kitchen was a real highlight. Useful extras such as an air fryer, slow cooker, and blender made catering for a large group far easier. Great facilities for dogs: The outdoor dog shower and secure garden made travelling with pets stress-free. Practical amenities: The washing machine and tumble dryer were efficient and very helpful during a week of busy family living. Outdoor surprises: The trampoline and goal posts were a lovely unexpected addition and kept the younger members of the group entertained. What Could Be Improved These points didnt ruin our stay, but addressing them would make future visits even better: Accuracy of the online listing: Some details such as bed sizes, availability of the pool table, and the hob type didnt match what we found on arrival. Including an uptodate floor plan and clearer descriptions would make planning much easier for larger parties. Mattress quality: A couple of mattresses, particularly in the Heron and Swan rooms, were past their best. Replacing these would make a significant difference to comfort. Room layout: The blue room is quite compact for two adults. Reconfiguring it, perhaps changing the beds to adult bunks with storage in the room for guest belongings, could make the space more versatile. Welcome information: The welcome pack didnt always match the property (for example, locations of manuals and information about bin collections). A refreshed, consistent pack would improve the arrival experience. Minor maintenance issues: Things like loose outdoor tiles, a weak shower in one bathroom, blinds that didnt stay closed, and a kitchen bin drawer with a mind of its own that opened on its own occasionally made things a little inconvenient. PreArrival Communication This was the one area that genuinely added some stress. Queries before our stay werent answered accurately by the agency, and we often received generic responses rather than helpful clarification. Having a copy of the welcome pack available to the agency, or ensuring that staff can contact the owner when needed, would make a huge difference. Overall Loke Cottage is a lovely property with great potential and plenty of space for families, friends, and dogs. With a few updates and a more accurate online listing, it could provide an even smoother and more enjoyable holiday experience. We enjoyed our stay, and with some attention to detail, particularly around communication and bed comfort, it could easily become a place wed return to. Hide

This is a lovely house, with good amenities and good for a big group of friends. The rooms were great, decorated nicely and the outside sitting area was also great. Both gardens are also fenced off, which is great for dogs. Overall, it was a lovely stay and everyone thoroughly enjoyed it, however there were a couple of drawbacks: - The wifi code wRead moreasnt readily available, as its been scrubbed off the back of the WiFi box. So I had to call and faff to find this out - The fridge didnt shut properly, this wasnt a huge issue but it was annoying and worrying with a fridge full of food - The bin outside was full to the brim and so we had to pile our bins on top (I saw this was also an issue in another review) - There were lipstick marks all over the wine glasses which wasnt very nice and makes you question the cleanliness of the rest of it I would recommend this property to a friend but Id just make them aware of the drawbacks. The Potting Shed at Loke Cottage has the potential to be an excellent holiday home for 2, ideally when booked with Loke Cottage. It has been beautifully decorated and is in a very pretty village. Sadly, the TV was not working for the duration of our stay but we were able to use the one in Loke Cottage as staying as part of a larger group. The propRead moreerty would benefit from some curtains/blinds in the main living area to give some privacy, especially when moving between the bedroom and bathroom. Hide

The cottage didn't have anyway of watching the TV unless you had a Netflix account, then you still couldn't have any terrestial TV. Both the wheelie bins were full when we arrived for the start of our holiday. Not acceptable as we had to put up with the smell & nowhere to put our rubbish. I telephoned the booking company twice & they said there wRead moreas nothing they could do as they didn't have a license to remove the rubbish! Half of the oven hob didn't work & there were hardly any non stick pans. The outdoor BBQ was a joke, dirty & only large enough for cooking if you had a party of two ! The outdoor entrance & surrounding area was full of cobwebs & around the rear outdoor seating area discarded old BBQ wrappers from meat cartons not been swept up. Once you've booked the cottage, you then get clobbered with a non refundable breakages charge of 149...not acceptable! Will never stay here again or use this booking company. A lovely house for a big family getaway. Really well equipped, the kitchen had everything you could need including a large fridge and freezer. The children in our party loved the large garden and the local shop was really handy. Would definitely book again if returning to this part of Norfolk. Close to both the broads and the coast.

Lovely house and very well equipped with everything we needed. The outdoor space was also well equipped (shame the weather was too cold to take advantage of it!) and nice and secure for 4 young children and a dog. The location was well placed to visit surrounding attractions, and the immediate location was gorgeous, with access to Filby Broad.
