Walk into the open-plan lounge/kitchen/diner which combines fantastic, rustic features with homely, modern comforts. Settle in the lounge space, flicking on the Smart TV as you sink into the cosy seating. For further relaxation, a separate lounge boasts another Smart TV and a cracking wood burner for chilly evenings. There''s also a first-floor mezzanine snug with comfortable seating and table football. Back in the open-plan living space, prepare family feasts in the well-appointed kitchen, and gather your loved ones at the long dining table inside, or out in the courtyard to dine alfresco. At night, the first of three sumptuous bedrooms is on the ground floor - a splendid king-size room which can be converted into twins on request and is served by a chic family bathroom. This is a lovely, spacious property in a quiet and peaceful location. However there is a significant history of problems with cleaning which we also experienced despite assurances to the contrary when booking (the situation was remedied the next day & we have received a partial refund) so I would recommend checking on the day of your arrival with tRead morehe agency that it has been properly cleaned. Still a lovely place to stay though once its been properly serviced. Good for dogs and good location for sight seeing - Southwold etc. Hide

We had a great time at this holiday cottage (barn conversion) it was spacious, comfortable and lots of space outside. A really lovely place to relax and explore the coast which was within easy distance.

Great location especially if visiting Southwold and Beccles. Spacious property, heating was easy to use. Welcome hamper was a lovely touch. Would visit again , only drawback was the cleaning is not up to scratch but I believe this is due to an external company not the owners themselves. We stayed at Green farm barn from 5th to 19th September 2025. The property is situated in a lovely location, peaceful & quiet & close to local places of interest & amenities. However, on entering the property we were very disappointed to find it to be tired, dated and shabby. The kitchen flooring & carpets throughout are worn & badly stained, the wRead moreindows and glass doors are very dirty & several of the kitchen light units were damaged & hanging down. Someone called Joseph had left a note alleging that this was due to the previous guests attempting a bulb change (Please note this had not been rectified before our departure so if a similar note is left, we as the previous guests are not responsible) There was also a noxious smell emanating from the downstairs bathroom which made it unusable. This was reported to holiday cottages who sent their maintenance engineer to investigate. This issue wasnt rectified before our departure but we were told there was a problem and a report would be sent to the owners. The land attached is generous but is not entirely fenced and therefore not secure for all dogs. Overall the accommodation in its current condition is definitely not a 4 star and requires extensive repairs & refurbishment. Response from holidaycottages.co.uk: Thank you for your feedback. Further to feedback received, the cleaning contractor at Green Farm Barn has been changed. The owner courteously left you a note on discovering the damage to the lighting in the kitchen by a previous guest, and this was then repaired. With the downstairs bathroom, sadly an extractor fan failed during your stay. The repair was instantly attended to and authorised, however the parts were not immediately available, which caused the delay in it being operational again. Hide

We stayed at Green Farm Barn at the end of August / beginning of September 2025. I had read a few comments from some previous guests that said they felt that the property required a more thorough cleaning when they arrived and that the house did not contain any cleaning products for use during their stay. I contacted 'holidaycottages.co' to ensure Read morethat a good level of cleaning would be performed before we arrived. We were very happy with the level of cleanliness on our arrival and there were sufficient items to maintain this while staying - dishcloth, dishwasher tablets, tea towels, paper kitchen roll, toilet rolls, washing up liquid, hand wash etc. There were a few cobwebs in a couple of places but, as someone accustomed to living in an 400 year old heavily beamed property, I know that it is almost impossible to totally remove all the cobwebs - new ones appear overnight! All of the beds were comfortable and I'd like to mention that, as stated on the website, the two beds inside the property are 'king size', that is FIVE foot wide and not as mentioned by a couple of guest reviews 'super king size' (6 foot wide). I think this is important if you're used to a wider bed, also it does mean that the inside downstairs bedroom can be made up as two 2 foot 6 inch singles, not 3 foot singles. The bed in the outside courtyard stable is a standard double, that is 4 foot 6 inches wide. The equipment in the property was generally of a good standard, we particularly appreciated having plenty of mugs, glasses and cutlery. It's so irritating when there are inadequate numbers of basic crockery especially when they are so inexpensive from retailers such as Ikea, Dunelm etc. There was a very good range of herbs and spices for guest use. An inexpensive basic microwave would have been very useful, the combination oven / microwave took a while to figure out and was then very slow and inefficient to heat a simple plate of food. We had a lovely stay at Green Farm Barn and it is perfectly located to visit Southwold, Aldeburgh and Thorpeness. We would stay here again on a visit to Suffolk. Hide

What a beautiful place! The location is perfect. The barn is large and airy and very well equipped. A few tweaks are needed but very homely. It's nice to all have separate wings

The location of the cottage is fantastic. Its very close to the coast and the town of Beccles. It located in a lovely peaceful rural village. The house has the best garden we have ever had. The annex bedroom is spacious and has a lovely comfortable super king. Looking out onto the courtyard while having a cuppa was very nice. The bathroom is functional and has a really powerful walk in shower. The up stairs bedroom is also nice and spacious with an en-suite. One thing to note is that there is no door at the base of the stairs so in effect this room isnt very private. The stables bedroom is also very nicely presented with its own en-suite. Lovely views over the large garden. The reception areas are great places as there are 3 to choose from. You can sit in the lovely conservatory area or snuggle down in the comfy sitting room or other seating in the dining area. There is a big dining table just great for groups. The kitchen is very spacious with lots of work space and generally the equipment is ok. But it is dated and the lighting is poor. Plus some of the equipment was faulty. A lovely, spacious barn conversion set in attractive quiet countryside. There is a nice network of quite roads and tracks to explore nearby. The property provides easy access to the many attractions of tbe Suffolk Coast and Waveney valley.

An absolutely beautiful barn perfect for so many occasions. We went for a birthday and had two dogs, you have to be vigilant as the garden is not fenced, but we were always out with them. Its perfectly located near beautiful walks and the barn itself is so comfortable. Could not recommend this place enough, already planning our next visit!

Fabulous property in a very quiet and peaceful location. Plenty of space both inside and out and frequent visits from pheasants and partridge. Lovely location, very easy drive to all of Suffolks beautiful coast. Green Farm Barn is idyllic in a lovely setting, however, it is dirty, needs a thorough clean, there are no cleaning materials at all in the property not even an antibacterial spray or cloth. Luckily we took our own, so could clean surfaces and toilets. The fabric on furnishings isRead more dirty as were the bed sheets that didnt fit the beds. The whole barn inside was littered with dead flies, and the huge windows were so filthy it really spoiled the view. Dont think the windows had been cleaned since the barn was built ! Green Farm Barn December 2024. Great stay, much enjoyed. Property comfortable, clean and spacious. Wi-Fi excellent. December booking and the Barn was warm enough when thermostat had been located. Bring cleaning products, kitchen roll, shower gel etc. Note the Nespresso machine takes Vertuo capsules (not available to buy locally). Note for dogs owneRead morers that the boundary from property to adjacent field is not fenced, but local Covehithe beach is a joy for dogs to run! Read on for caveat re the property letting agency.. Clause 3 of the Booking Ts&Cs enables the Owner/Agent to make changes to your booking. For example I booked and paid my deposit for a 14 day stay over Christmas and New Year. 6 weeks prior to start I received an email from the agency saying that the owner wanted the property for the last 4 days therefore I could only have it for 10 days - or otherwise I could cancel my holiday arrangements and have my deposit returned. Trying to find out an explanation entailed speaking to many different customer representatives as the agency is one of several which I believe have Travel Chapter as the umbrella company. However I had to cut short my holiday and change the arrangements I had made for New Year. Needless to say if you the paying client needs to make any change to the contract then you will pay heavily for it. Hide

Lovely spacious property with a fantastic garden and a seperate courtyard area. All bedrooms were a great size with en-suites. It was an ideal base for visiting the coast. We had a lovely holiday and would certainly stay here again.

Green Hall Barn is a delightful, quiet property. The fields make for a lovely stroll with your furry friends and the amazing market town of Southwold is only a ten min drive. Despite a couple of issues we had a very nice time at Green Farm Barn. It's very spacious and comfortably furnished. We stayed with another couple and there was plenty of space to spread out. Quiet except when person in house close by roared out of the drive loudly in a sports car. Plenty of outside space and lots of board games provided. Good Read morelocation for exploring a lovely part of Suffolk with plenty of nice places and pubs close by. Would recommend but take a few bits with you e.g washing up liquid, anti -bac spray and extra towels and loo rolls. Hide

The Barn its location and the grounds are superb. Very quiet and somewhere that we would love to live permanently. We would definitely come back but would probably not leave again. Over the past few days we have spent hours looking at the property market for similar setups.
