Start your day with a view of sea, sand and sky from a delightful, dog-friendly holiday home in the picturesque village of Instow. Overlooking the beach and estuary of the Taw and Torridge rivers, this light and airy property sleeps nine guests and two pets. Ideal for families or friends who want to explore the beautiful North Devon coast, it is stylishly furnished and has a lovely, raised patio.

A small, Grade II-listed railway signal box seen from the windows of your holiday home is charming reminder of Instow’s past as a Victorian resort. An original fireplace from the same era houses a flame-effect gas fire in the spacious living room. French doors open from this bright room onto a private patio. On the first floor, two inviting king-size bedrooms have estuary views. The rear of the property houses a compact double bedroom and a room with bunk beds and a single bed. Outside, a beautifully planted patio along the side of the property runs up to a raised, decked seating area where you can watch the sun go down.

Your pets can play and run free on the sands throughout the year, however, seasonal restrictions apply on the busiest sections, so make sure you check the signs. Fly kites, go crabbing from the quay at high tide or try your hand at kayaking or canoeing on the rivers. Sample delicious local produce at Instow’s deli/cafe or fresh-caught seafood at one of the village’s restaurants and dog-friendly pubs. The long-distance Tarka Trail runs through Instow: try the level, 3-mile route to the pretty market town of Bideford. Across the estuary is the historic, picture-postcard village of Appledore, with pastel-coloured cottages and pet-friendly boat trips for salty sea dogs to enjoy.

A beautiful house in a lovely location with some delightful walks nearby which our dog thoroughly enjoyed, within walking distance of dog friendly pubs and a deli and was a great base for our family of 4 to explore the North Devon coast.

Fantastic location . Can be noisy at night as close to the road . Lovely house . All the beds were very soft apart from the bunk beds . The walk in shower was lovely for my elderly mum . The family bathroom is small . Be aware of a nail protruding in lounge between sofas . Some upgrading and TLC would makes this a perfect stay. Large, comfortable well equipped house in fabulous location equipped with everything needed for a great holiday. Particularly loved the raised terrace area. Be aware family bathroom is very small but there is a great en-suite to compensate!

Fabulous property. Estuary views from the bedrooms, easy walk to the beach (5 minutes) and Tarka trail. Lots of pubs and restaurants walking distance too. The house is beautifully presented, spacious and very comfortable, as a family we really appreciated a good selection of board games. Fantastic property for a family get together. Really well equipped (just remember to take your own condiments, cooking oil etc). Lovely sized rooms, very comfy beds, great showers. A beautiful, high standard, well equipped house with a superb outside enclosed garden which both the children and dog were safe in. Ample parking and the position on the quiet promenade with views of the estuary and easy access to the little towns amenities could not be better.

We thought that the property was absolutely wonderful - superb location and extremely comfortable. We had a most enjoyable fortnight there and we would not hesitate to go back again. We particularly loved the garden (even though it was very overgrown towards to the top end). All the rooms are very spacious and light and we wanted for nothing.
