Unwind at this charming riverfront cottage with views of the water which sits in the endearing seaside town of Lynmouth. From your sheltered garden, you’ll be able to hear the running water from the East Lyn River and the crashing waves from the seashore, which is less than 0.5 miles away. On a chilly evening, gather in front of the open fire to warm icy paws and feet while watching a film on the TV. In the morning, step outside the front door and enjoy long dog walks along the river.

Inside the cottage is a cosy living area with an L-shaped sofa and an open fire. The kitchen/diner is bright and airy with a neutral colour palette, dining table chairs and a tall window which looks out onto the garden. Also on the ground floor is an external utility area. Upstairs you’ll find a bathroom with a walk-in shower and two bedrooms – a double and a twin. The third bedroom with a sloped ceiling is accessed by a steep set of stairs. Outside is a sheltered, enclosed courtyard with garden furniture.

This property is ideally located for pet parents who adore being surrounded by nature while also being within easy reach of quaint tea rooms, Lynmouth Harbour and numerous canine-friendly restaurants all within 0.5 miles. If you’re comfortable with heights, head to the famous Lynmouth and Lynmouth cliff railway (0.5 miles), where you’ll get to see some spectacular views of the coast. Further afield is Valley of Rocks (2 miles), where you can soak up the sea views while admiring the pre-historic rock formations.

Great cottage in a very picturesque location, the cottage was immaculate and had high quality equipment and furnishings. A few minutes walk to the shops and pubs in lynmouth and the cliff railway or a 10 minute walk up the hill to Lynton. Parking was limited on our arrival Saturday but was a small car park at the end of the road if you cant parRead morek but would advise to unload the car before driving to end as its a bit of a walk with your bags back to the cottage. Would recommend staying here !! Hide

We had a lovely family stay at Marsden cottages. Location was perfect walking distance to the heart of Lynmouth, nearby walking trails, pubs and coastline. The property was very cosy, well equipped and comfortable. Would definitely recommend!

The most beautiful house in the most beautiful place. All fixtures and fittings of the highest quality and beautifully clean and welcoming. Our second time at number 17 and Im sure well be back!

A very comfortable cottage close to amenities. It is set in a most beautiful position, on the bank of the East Lyn River. We will definitely return.

Very comfortable property, with everything we needed. A pretty, dog friendly, small front garden, with secure gate and bench to watch the world go by. Close to beautiful walks and pub with plenty of outdoor seating.

Beautiful setting and comfortable property with everything you need for a lovely stay. Outside space at the back was a little unloved which was the only negative along with the previous occupier who had been obviously smoking in the living space.
