  • Characterful reverse-level cottage, with downstairs bedrooms and upstairs living space
  • Cosy ground-floor snug with patio doors leading into the private rear garden
  • Part of a small complex of three properties, with hot tub and entertaining areas
Property code: OC-1762

The rural bolthole is set within a small complex, on the edge of the Norfolk Coast Area of Outstanding Natural Beauty. Sleeping four humans and up to four hounds, it makes a delightful couples’ retreat or base for a small family. The dog-walking opportunities are endless, with the Norfolk Coast Path just 3 miles away and the National Trust estates of Felbrigg and Blickling within 7 miles. In the evening, soak in the shared hot tub or sip a sundowner in your private garden.

The reverse-level cottage has a homely feel, with cute accessories and attractive soft furnishings. Enter the spacious hallway, and up the spiral staircase to the first floor (there’s also an external staircase). Here, you’ll find an open-plan living space, with a kitchen for creating tasty dishes, a dining table with countryside views, and a lounge area for watching the Smart TV/DVD. Downstairs, discover a cosy snug, where you can curl up with a good book; doors lead from here to the garden, so the hounds can potter in and out. The two bedrooms – a king-size with an en-suite shower room and a twin – are located on the ground floor, along with a family bathroom. The cottage has a private, enclosed garden, with a patio and furniture for al fresco dining, and a lawn where the pack can play. Guests also have access to an exclusive 5-seater hot tub with 24 hydrotherapy jets and LED lighting - additional charges apply.

You’ll have some of Norfolk’s finest beaches virtually on your doorstep. Mundesley (7 miles) is an extremely dog-friendly beach, with a dedicated doggy area all year. The traditional beach is lined with colourful beach huts and is popular with bathers, and there’s also a paw-friendly pub. The property is perfectly placed for exploring The Broads, with Stalham and Wroxham within 20 miles.

  • 2 bedrooms – 1 king-size, 1 twin
  • 2 bathrooms – 1 bathroom with shower over bath and WC, 1 en-suite shower room with walk-in shower and WC
  • Electric oven, electric hob, microwave, fridge with ice box, washing machine
  • Tumble dryer in garage shared between 3 cottages
  • Welcome pack
  • Dog treats provided and two fields on site to walk the dog
  • Travel cot and highchair available on request
  • Smart TV, DVD
  • Table Tennis
  • Fully enclosed garden with lawned area, and patio with table, chairs and charcoal barbecue.  Tree swing and play fort for children to share within the complex
  • Private parking for 2 cars, EV charging points nearby Felbrigg Hall or in nearby Cromer
  • Hot tub: Exclusive 5-seater hot tub with 24 hydrotherapy jets and LED lighting at an additional charge of £69. Please request it on the booking form by ticking the relevant box (you will come to the booking form after clicking “Book My holiday” or “Book Now"). The £69 cost of the hot tub is not included in the price you see on the booking calendar on this page. Sadly the £69 cost can’t be reduced for shorter stays as the majority of the energy cost arises from initially having to heat up the water. Although the owners do their best, they cannot always guarantee the water will be fully heated up to 38 degrees for the first night of a booking.
  • Shop and pub 0.5 miles, beach 4 miles
  • This property can be booked alongside 2 other properties, Rainbow Cottage (1654) and Hawthorne Cottage (1653)
  • This property will be decorated for Christmas
  • Arrival: 16:00 onwards
  • Departure: before 10:00
  • 4 dogs allowed. Additional charges may apply

Blackberry Cottage had everything we needed for a short stay. We mostly used the upstairs living area as it was lighter and brighter than downstairs. The spiral staircase was noted in the details, but feels a bit precarious if you're not steady on your feet and definitely don't attempt to carry things up or down (use the outside steps). But the hotRead more tub was great - warm on arrival, a good size and easy to use. The bed was very comfortable and overall everything was just fine. The owners were helpful, popped by to check on things, and we will plan to come back. Fish and chip shop was great, as was the farm shop, but near to Cromer and the coast within minutes. Hide

Really nice cottage, we enjoyed the upstairs living arrangements for a change. Hot tub was lovely but open to the elements and was not ready to use on the first night. Garden was water logged (not unusual after all the rain lately!). Be aware if you are taking dogs, the spiral staircase is not dog friendly! We had to carry ours up and down, there aRead morere separate stairs outside but not ideal in the winter. Lovely and quiet area, short drive to nearby attractions like Sheringham, Holt Country Park, Blakeney etc. Hide

Lovely cottage, spotlessly clean and in a good location to get around north Norfolk. The beds were so comfortable, plenty of hot water and the hot tub was fabulous. The welcome pack was a surprise but much appreciated.

We had a fantastic time at the cottage. The property was very spacious, clean and airy. Lovely touch was welcome package of some bubbly, milk and cookies and chocolates, as well as the availability of basics in the kitchen. Full instruction/local info was provided. Beds were extremely comfortable. We were also pleased that the quality of the hRead moreot tab water was checked throughout our stay and it did not feel full of chlorine. Only a short drive to Croma and other nice beaches. Lovely property, private and quiet. We are already looking at times when we can come back. Hide
