At this scenic cottage located on a picturesque working farm, enjoy a tranquil holiday with your loved ones and pets. It’s surrounded by acres of open fields, which you can explore on foot as a family, and 5 miles from the popular town of Lauder where you’ll find plenty of independent shops and eateries. Surrounded by the stunning Lammermuir Hills, it boasts spectacular views all around and with space for four human guests and two canines, it’s just right for a family getaway or trip among friends.

The property, a former gamekeeper’s cottage, has been furnished to a high standard and has attractive mullioned windows for a traditional feel. Inside you’ll have a gorgeous open-plan living area with a sofa, Smart TV and plenty of rug space for the pets to lounge on. The modern kitchen is bright and spacious, and ideal for cooking up yummy feasts to be enjoyed around the round wooden table. A second lounge is on hand for when your group wants to spread out. There’s a seated area outside where you can enjoy lunch in the fresh air in mild weather, and perhaps enjoy a dram after dinner on mild evenings.

Surrounding the property are lovely mature gardens where children and pets can let off steam, as well as a professional tennis court you can use. When it’s time to head further afield, you’ll find a pub and restaurant within 1 mile. At Thirlestane Castle (6.5 miles), you can take your pets for lovely walks around the stunning grounds and woodlands. For an urban day out to discover historical buildings, well-presented gardens and art galleries, the world-famous city of Edinburgh is a 22-mile drive away.

Great location, quiet, nature all around you but close enough in location to a wide variety of local attractions. Theres plenty to see and do in the local area and you are less than an hour from Edinburgh city centre. The cottage is very well equipped and has everything thing you need for your stay, would definitely stay here again.

Lovely cottage on a working farm. The cottage had everything we needed to make our holiday special. Very clean and comfortable. Good area with the coastal towns not too far away. The local village of Lauder had some great little shops and a great bakery. Would definitely stay again.

We had a wonderful stay at Berry Hill. It was so peaceful and cosy and we would thoroughly recommend it to anyone looking to get away. Perfect location away from roads for walking our dogs, especially the one who is afraid of cars.

We stayed at the cottage as a family of four, for the weekend to visit Edinburgh and surrounding areas. We loved this cottage, so warm, cosy, clean and comfortable. Had everything we needed and comfy beds. Would definitely recommend to others and would stay again if visiting the same area.

Our stay at the cottage was excellent. Peaceful, tranquil surroundings. Extremely well appointed cottage with everything required for a stay. Extremely clean on arrival and set up appropriately for our stay. central heating was excellent and all equipment functioned as expected throughout the cottage. Will definitely book again

Should have been told about 20 tin trucks going up & down the narrow farm road. Road is being eroded by them . Could have done with non slip bath mat when using shower.

Lovely cottage in a fabulous setting. Quiet rural location (the walking and wildlife on the farm alone were fabulous) but so handy for the rest of the Scottish Borders and of course Edinburgh.

Such peace and quiet! Fully equipped, a tastefully decorated house with a very complete kitchen inventory. 1 mile away, Carfraemill serves every meal of the day (and there's a fast charger).
